What Park Shore is built from
Gulf-front condominium towers along Gulf Shore Boulevard North, and behind them single-family houses on the canals off Venetian Bay, with Venetian Village on the water between the two. Mostly 1960s through 1980s in origin, with a continuing run of rebuilds on the inland lots.
Full-time owners and winter households in roughly equal measure, and a great deal of downsizing — which is how a nine-by-twelve made for a dining room ends up on a condominium floor with furniture standing on all four corners of it.
The Park Shore problem
Two different failure modes in one neighborhood. In the towers it is salt and stillness: a beachfront door, a tiled floor, and months where nobody walks on the rug at all. In the canal houses it is the ground — a slab a foot or two above a tidal bay, sitting a few degrees below room temperature and quietly moving moisture toward itself. Either way the tell is the same and it is not visible. The pile feels dry to the hand while the cotton foundation underneath is loaded, and the first honest signal is the smell of a room that has been shut. Furniture makes it worse: a heavy leg on a damp rug crushes the pile and stops what little air movement there was.
