What Pelican Bay is built from
A master-planned community laid out in North Naples from the early 1980s, running from the Tamiami Trail west to the Gulf with Vanderbilt Beach Road along the north edge. High-rise and mid-rise condominiums, coach homes and villas, with a mangrove preserve and boardwalks between the buildings and the beach.
Largely retired and heavily seasonal. The rugs here are frequently the good ones that came down from a northern house, and they are now lying on tile in a condominium instead of on carpet somewhere cold and dry.
The Pelican Bay problem
Condominium living changes the problem entirely. A rug eleven floors up is not dealing with groundwater; it is dealing with a sealed envelope, one air handler and a sliding door that gets opened onto Gulf air. Salt comes in through that door and stays, because there is nothing absorbent in a tiled condominium for it to go into. When the unit is closed for the summer the air handler holds a setpoint that keeps the room from cooking and does very little about moisture, so the rug spends the wettest four months of the year at a humidity it cannot dry at — enough for mildew in a wool foundation, and comfortably enough for clothes moths, which want dark, still and undisturbed. Power went out here for days after Ian in 2022, and a sealed building with no air handler in a Florida September is a different building altogether.
