What Bonita Springs is built from
Lee County, on the Imperial River where it runs out to Estero Bay, with Bonita Beach on Little Hickory Island offshore. An unusually wide range of stock for this coast: older riverfront houses and mid-century blocks near Old 41, later ranch houses, gated golf communities inland, and beachfront condominiums on the island.
More mixed and more year-round than Naples proper, but with a large winter population on top of it, and rugs at both ends of the scale — inherited hand-knotted pieces and machine-made synthetics in the same street.
The Bonita Springs problem
The Imperial River is the local hazard, and for the houses set back from the coast it is a rainfall hazard rather than a surge one. Bonita Springs flooded badly when Irma's eyewall passed overhead in September 2017, and river flooding does not arrive as clean water: it crosses yards, roads and garages first and brings all of that with it. A rug that took that water needs the contamination flushed out of the foundation, and a fan and a dehumidifier cannot do that — they dry the surface and leave everything else in place. Out on Bonita Beach the exposure is a different one again: a barrier island, salt in the air constantly, and sand through every door.
