What Estero is built from
A Lee County village between Naples and Fort Myers, incorporated in 2014 and new by the standards of this coast: gated communities, coach homes and villas built from the 1990s onward, on slab, with tile through the living space and rugs laid over it.
Winter residents and retirees in large numbers, and a build-out recent enough that most rugs here were bought for the house rather than inherited into it.
The Estero problem
New construction is tighter than old construction, and a tight house with nobody in it holds moisture instead of losing it. The pattern here is consistent: the house is closed in April, the thermostat goes up, and the air handler barely runs because there is no cooling load with the family gone — which means almost no dehumidification through the wettest four months of the year. Naples takes a little under fifty inches of rain annually and roughly two thirds of it falls between June and September. The rugs are on tile over slab, most of them under furniture, and they come out of the summer smelling of a room that was never opened. That smell is microbial growth down in the foundation, which is why nothing sprayed on the surface holds for more than a week.
